I plan on buying 20 acres near kalkaska on land contract for only 2500 down and 50,00 finall.. the shit was apprasised at 180,000.. Its nice to buy property off your uncle..

By this comment I take it you have some sort of technical or trade skills and can't find a job? You weren’t expecting a high paying job without an education, or technical / trade skills were you?

Those areas aren't being hit as hard value-wise as the homes in the immediate Detroit Metro Area.

Take just Dearborn for example. Normally, there are approximately 400 homes available for sale at any given time in the Dearborn area. Right now the market is completely saturated with somewhere approaching 2000 homes for sale. Many are foreclosures...

Unfortunately, I don't think that it is going to turn around in the next couple of years. I have people in my properties at the moment and I am content to wait it out, but I know that the value of my property portfolio has decreased substantially in the last year.
