I just got home from a buyers soon to be new house. I had to scrape and paint the flaking paint on the garage for him. Seller is 88 and he was not going get it fixed for my buyer. FHA will site it, so we went to on a paint run. Lol.

Whatever it takes. Good job.
 
If all you need is a standard 20 x 20 garage you might be able to do it in your price range, but let me tell you, I spent a couple months looking at houses in a bigger area making sure I got a garage I could actually work on a car in and not just park it in. I had a higher budget and it was a huge struggle.
 
On researching, realty sites show you great schools rankings, which blow. I found the 25th ranked middle school in the state at one point and great schools ranked it a 6 or a 7. Like, WTF? school digger is not only a much better resource for looking at schools the data on it is a year more up to date than the data on great schools.

crimemapping.com is great for finding crimes in the area. By default it only shows you a week worth but you can search 6 months. B&E's and car break ins were the big things to avoid for us with having cars that will be parked outside too.
 
Don't forget peeling exterior paint. I was on a ladder outside in January painting so i could sell my old for an fha buyer.

With the market the way it is right now, I've heard that people are exclusively calling out that they won't sell to someone with an FHA. A lot of the sellers are putting it in their descriptions conventional or cash only.

When we sold our last place in 2014 the buyers then even asked if it was ok if they wanted to switch to FHA from conventional.

I'd go South Lyon but I don't care for the logistics of the area. I'm in downtown Farmington now.
Probably looking for the same as you, good school, good garage, 3br 2 bath...
I also want a basement, some people are ok without this but I don't understand a house without a basement, doesn't register in my computer...
Hard to come by without paying over the asking.

That's what we did. Got tired of waiting for Farmington to figure out how to straighten out their schools. Drive isn't horrible but it's getting worse. We're going to have temporary classrooms next year waiting for the new elementary to get built. I wish they had the park system that Farmington has, you pretty much just go to Kensington. We decided to build as well, a year ago we couldn't find anything we were happy with.
 
We ended up in Canton. Two houses less than half mile apart came up within a week of each other, one on an acre and one on half an acre. First one was under priced and drew a shit ton of offers, we lost out on that one but seemed to be one of the final two offers being considered. We liked the second house better anyway (and got it cheaper). Garage is ok but smaller than I wanted (24x24) but with .5 acre there is room to build more and Canton doesn't seem to be too strict on building one.

Plymouth-Canton school district looked pretty amazing too. So many houses in Farmington were ruled out due to shitty schools. Fucking Farmington, lame schools and high taxes. And here come the Farmington people to defend their schools, LOL.

They weren't willing to deal yet when we talked to them. They have to come to their sense sooner or later though. But if you've got some time to shop keep an eye on this place. Sweet garages, not a bad house. Awesome lot. The location was great (~1 mile from the end of M5). It has ok schools, Walled Lake overall is good but this house is in some of the worse schools they have. I came up with 235k as a reasonable price and my realtor independently gave me that same number. Granted out of a 200k budget range but seems like a few people on the board are shopping.

Farmington resident here. Not going to defend at all, in fact just the opposite. I don't know of any business of any kind that would go to the residents for a $130 million millage. Then 4 months later lay off 200 people and a year later announce they are closing a high school and middle school.

I will never buy nor rent a house in Farmington Hills between the sand Farmington Hills city council basically saying fuck you to residents in subdivisions by forcing the homeowners to pay (via special assesment) for the public roads in the subdivision.

Thanks for the heads up on that house, it's pretty sweet. My main concern is school districts to be honest, with two little ones private school is more than a house payment now a day's. The wife seems to think canton schools are not so great from the sites she checked. If you guys have some site to check out I would appreciate it.
 
Can anyone tell me if they have had to deal with the public schools in their area and food allergys? My daughter has a tree nut allergy and her private school is horrible about it to be honest. Not trying to be one of those parents but my kids mean the world to me. Thanks
 
I've found schooldigger.com to be the most up to date and have the best info on schools in my opinion. I still looked at other things somewhat, especially for Farmington with the split up middle schools but school digger became my primary source. I do agree that the house above doesn't have ideal schools but didn't think they weren't terrible. School digger shows all of the data on the schools and tells you where that school is rated among the schools in the state. The 3 Plymouth-Canton high schools were in the top 25 out of 830ish. Middle school was 50 or so out of 900ish IIRC. The elementary school we will be in at the new house was in the top 15% or so of the 1500 elementary schools. I'm not as concerned about the elementary school being at the top as long as it doesn't appear to be something that could hold kids back.

This was one area that Farmington was good at, the entire elementary by us was nut free.
 
Here is my 2 cents worth about Canton Township .... I have lived at cherry hill and 275 area for 20 years ...
my sub has had its ups and downs ....
Mike 347convert was a Punk teenager up the street , when I moved in ... Now he's a responsible adult ( go figure)

Ford road had everything you could possibly need for shopping

I had 2 kids go through the Plymouth Canton school system... Both were well prepared for college
all the middle schools now have S.T.E.M. labs
with all 3 high schools at the (park) they are able to offer a fantastic curriculum of AP classes my daughter was able to skip Half a year of college thanks to them

most elementary schools have daisy/brownie programs for the girls along with Cub Scouts for the boys

fantastic youth Soccer program ... along with youth Baseball , Lacrosse and Jr. Football Canton Lions...Plymouth-Canton Steelers
