So it looks like the house is sold and I'm looking between Novi all the way to Brighton. What I need is area info on what areas to avoid and things like that. I'm looking for a 3 bedroom or more with a garage and some property hopefully. With a budget of 200k. Thanks in advance for the help. Also must have a good school district as I have a 3 and 6 year old girls.
 
200k is gonna be hard in novi, the market out here is silly right now with all the RD loans

Yes south Lyon is on the list, I don't know a lot about wixom thought. That's the kind of info I'm looking for lol

wixom is great.... city service .. good schools ... small town atmosphere without Milford prices.... easy commute to freeway walled lake also ....
 
I know the South Lyon schools have a ton going into them right now.
one of the main reasons for moving was a better school district, my daughter goes to private school now but by the time the three year old goes it will be like making a house payment so I might as well make it a tax write off lol. Not to mention a safer area and public schools are more accommodating to my daughters nut allergy than private schools are.
 
I'm in Novi. I have bought and sold 5 homes in my sub. Depending on where and what you really want, you can get get in Novi for under 200k. I'm at 10 and meadowBrook. If your looking for a mid size ranch, you can get a 3/2 with a garage for say 165 to 245. This sub was built in the early 70s. My house is a little different, I bought a property from someone that had a home on the lot that far to the ground. Into thousand and two they made them rebuild, I need built in 1800 square-foot ranch with a three car garage. There's two new houses in the so in the early 70s. Mine is a 2001 built 1800 square-foot ranch with a three car garage. There's two new houses in the sub, mine and 1 other. My home appraised for 244,000 last month when I closed on a refi. Most home in this sub on are a slab or crawl. There are a few with basements, those are in the 200-225 range.

In this market, without have a very good realtor, your chances of landing a deal fast will be slim. Remember, the Zillow and your realtor.com type websites are always behind real market. For example, if somebody listed their house on a Friday morning on the MLS, it's not going to show on realtor.com and Zillow and your realtor.com type websites are always one to two days behind real market. For example, if somebody left their house on a Friday morning on the MLS, it's not gonna show on realtor.clm or Zillow for say 12-24 hours, by that time, the house unusually has offers.

That's good to know Steve, I was surprised I had a full asking price offer on my house in less than 24 hours and I'm in Detroit lol.
 
Parts of wixom are very hood, (pontiac trail -beck area) south lyon got too big too fast way to much old money runs that town,same with brighton and howell. Brighton schools are crap way overrated.

this is unbelievable, a guy at work is looking for a house; he's been late to make offers and frustrated because they are selling so quick - sometimes for over the asking price?!?!?
 
Steve is correct, when we were looking at houses, if it was on Realtor, it was usually gone within 5 days, at least in the Royal Oak or Farmington areas. The exceptions would be the obvious ones where the pricing was questionable to start with. There were houses that appeared one day, and then were no longer available the next. I think we over paid for the house we are buying in Royal Oak, but it needs almost no work and the location is prime, except for one week out of the year.

Oh and when you need your mortgage call Steve, he's been great to work with.
 
Yea I haven't made an offer yet but I'm looking and driving around checking n the areas out. My brother lives in new Hudson and loves it. I'm not opposed to do some work on a house but I don't want major projects, maybe something that can move in with a little work then finish it off as I live there.
 
Anyone know how strict the f.h.a inspectors are on this inspections.

Really depends on the inspector. However they will find any safety issues, Drainage issues, or code issues. They are also big on remaining roof life span. Anything that will damage the home or can hurt someone is their main areas of interest.
 
Don't forget peeling exterior paint. I was on a ladder outside in January painting so i could sell my old for an fha buyer.

Been there done that.

I just got home from a buyers soon to be new house. I had to scrape and paint the flaking paint on the garage for him. Seller is 88 and he was not going get it fixed for my buyer. FHA will site it, so we went to on a paint run. Lol.
