Selling your home with no realtor.....for those that have or want to, quick question.....

My parents have had their home on the market for a while now. I finally told the agent to get fucked, and will try myself. Lower the price what the agent would have charged, and hopefully sell the house.

Anyone ever see this website? https://www.reozom.com/

Its a flat fee. They handle the appointments, and listing through emails and texts to you. No commission, only $285 flat fee. I got the idea from a good family member that used it with success, and he got it from somebody that also used it with success.

Anyone see a "catch" with that site that i'm missing? They are the listing agent.
 
Everything there seems hunky-dory from reading their faq. Your parents will still have to pay the selling agent's aka buyer's agent commission if they have one. Looks like your parents or someone else to represent them will have to be present (or use a lock box) to show the home whenever a prospective buyer and their agent want to see it.

Doesnt hurt to try it. The most important thing is that the home is on the MLS where it will see the most traffic from other agents.
 
I did it in 2011 via a guy out in Chelsea (IIRC) that I found online - home was in Sterling Heights. His name was Jeff Kermath.

I plan to do it again (flat fee) next year. It's a little more work on your part, and realtors would get pissy with me about how "you can't do that!!!" back in 2011, but maybe it's more commonplace now. I didn't let it bother me, I just asked them if they wanted to show the house or not.

I'd definitely recommend it, as long as you're willing to field the calls and whatnot. I don't trust people with lockboxes, so I was there for each showing. Again, the buyers agents didn't like that, but oh well. House still sold.

IMO, especially in this market, getting it priced right and on the MLS is all that's needed and it'll go quickly. No need to pay someone 3% for that.
 
Good info. I hope to be selling our Westland house next year, unless someone wants it now with the current renters...lol.

I've sold many houses by owner. I just recently sold 2 rental houses my parents had.....sold them on Facebook!

You need to read the previous agreement. Many real estate contracts have clauses for after the contract is terminated. I know of a few instances where the courts uphold the agreement - meaning you still have to pay the previous company.

Read, read, read and ask questions. I am a big supporter of selling by owner, but dont want to see you have to pay the previous agent / company.
 
I hired a real estate attorney to handle all of my side of the sale to be sure I wasn't getting screwed and that I was covered when I sold mine. The few hundred it cost was worth the piece of mind. I'd give you his number but he's retired now for several years.

This can be a good way to go. A few hundred to the attorney for the peace of mind vs $20,000 in commission (depending of course on home value).
 
Great info, we are in the process of cleaning up our rental in Wyandotte to broom..... unfortunately we don't have a ton of equity in the place so every little bit helps.
