I could probably get an extra $50-$100/month on my rental, but my people have been there about 8 years now, the money's always there, and the house looks great! They touch-up the blacktop driveway every year, etc. It's all about having good tenants.
 
Good tenants in good properties is the best investment you can have. It's perfectly legal to perform a thorough background check into an applicant including their criminal, credit and income background. Obviously the lower your rental rate the bigger the worry, but you can always have that as a backstop if you're concerned about an applicant, and you may get some screwballs if you list on craigslist.
 
That's a nice and big house and property for 1,200 a month. Housing market is turning around and quite rapidly. I would say minimum 1,200 on that property. Today vs. this time last year there are 20% fewer nice homes available and 50% more buyers. I wouldn't give it away.
 
I'm also thinking of putting my house up. Can't sell it for what I owe and really need to move due to growing family. I was looking into rental property companies to take care of the payments, paperwork, and service. They charge like 8-10% of the rent from what I gathered. Only shitty part I found out is that my property taxes will jump 30%.
 
thanks guys, ya i was told my taxes would jump up about 900 to 1200 a year. sucks that i have to do this got screwed over at the job and took a 7 dollar pay cut and now have to travel an hour each way to work. i just had cement work done in the garage and a lift installed a couple months ago. the pictures dont show the kitchen which have bambo cabinets with granite counter tops, and newer appliances.
