They change it every month. Some times its 1000 per $100... 1500 per $100 or 500 per $25

We bought at around $150/sq ft at the end of 09. Sold the same place for $215/sq ft, went north in a high market and got $115/sq ft.

So yes, prices are all over the damn place. I feel like we robbed a bank after we sold for what we did.

Ours has been on the market for about a month and have had a ton of showings. Think we listed to low of a price but we'll see. We have an offer that we are dealing with now. See how it pans out.

Guy at work had his house up for over 6 months in white lake without anything. The Freep did a article a few weeks ago about how white lake has picked up massively, among the biggest gains in metro detroit. Location, location, location. That and staging, if your home shows for crap and there are no pictures, people aren't interested. His house had like 6 pictures on the listing, showing only furniture and not the features or home.

We had 39 pictures for our house, and it moved. But we also had all upgrades too (counters, appliances, yard, floors, etc). But the royal joke area is a whole nother animal right now
