Need recommendation on getting a garage built

Yeah, but I would like to see some ballpark prices before I waste someones time requesting a quote.

Gary

Garages aren't rocket science unless you're looking for something extraordinary. Anyone with their shit together should be able to give you a ballpark number in minutes. And I suspect a company like Millers likely has 'standard' pricing listed on a website or available with a two minute phone call.

Yeah, I am sure that is true in theory, but in more than 50 replies I still haven't seen a price so it can't be that easy. There is even someone who is in the construction business replying to this thread and they haven't given a price. ;)

grr

I don't do the quotes, so if you'd like to give me some information on exactly what you're looking for I can forward the information on and get you a ballpark price. If you'd like a more exact number, I can send someone for an estimate. Either way I need information from you.

Not sure if it helps, I had a flat rate of $40/square foot unfinished when I had our builder add space to our attached garage when the house was being built

Well, I've built plenty of garages and homes (my dad was a Residential Contractor for 40 years) and I've yet to see anything in this entire thread that gives me enough detail to give anyone a specific number. Seriously, just pick up the phone...the 'ballpark' you say you're looking for should be available in a five minute conversation. That five minute conversation isn't considered wasting someone's time...it's part of the business.

And depending on location, that price is going to vary...because of the local building codes (as previously stated).

:applause:

$30-$40/sft is a pretty good starting point for an unfinished stand alone building with concrete floor (stick built not pole building). I had attic trusses and electric/water/gas service stubbed into the garage during construction for me to finish as I like. The interior I finished myself which ended up being another $10K spread out over the course of a year.

Like I said - A ballpark price of someone who has gotten a quote. I didn't give specifics because I *thought* there would be a couple different prices for a couple different sizes. When you get a real quote, specifics are typically involved. If someone would tell me they got a quote for a 12x12 for 10K in Warren, it would probably be about the same price in Troy and if they said a 20x20 was 25K in Farmington then I would assume it would be approx the same in Troy. And with the quote, I would think they would say if it included cement, doors and windows.

Like I originally said, I was just seeing if I could afford something without wasting a contractors valuable time. I see there are plenty of experts on here, but no one knows jack shit except to say how fucked up my questions are when no one really reads and understands what my real question was....

Good fuking bye.....too many know it alls, who don't know shit

First, I wasn't trying to piss you off...but if you think waiting around for others to get quotes and share them on a car club website is an effective method, you are sadly mistaken. As far as wasting a contractor's time goes, my dad would routinely spend a week or more to quote an entire house...only to not get the job because the homeowners went with the cheapest price (which he usually was not). So he'd work all those hours for free in those cases. Again, it's part of the business and a ballpark price could be acquired in minutes for your garage. And if a contractor is pissy because you want a quote, he's not one you want to do business with in the first place.

Anyway, I'm not an expert by any means...but I've been around this my whole life and have done plenty of it first hand. I've just tried to share my experience...that's all.

Again, good luck and I'm sorry you've gotten frustrated.

I think Miller wanted about $50k to build my 40 x 28 turnkey. Did it myself cheaper and better with Sal's help and John's Lumber.
