If anyone is looking my old house is up for a great deal. It is subject to a short sale approval from the lender. But this is a great house. Plenty of garage space, fenced yard with a dog pen area on the side if you are hosting a party and want to keep them from bugging guests. I updated a ton on this house over the last 10 years. Plumbing upgraded from galvanized to copper, new electric hot water heater, new roof, new downstairs windows, paved the driveway, added the front porch railings/arches/shutters, had the house sided, changed garage windows to glass block, insulation in the crawl space and blown into the attic space, new circuits wired throughout the house to properly separate larger appliances, new ceiling fan in the living room, vent fan in the bathroom, hardwood floors downstairs, new carpet and hardwood in the living room, cleaned/restained back deck, plenty of landscaping (that is low maintenance and just requires the usual trimming) that provides colors at different times of the year. The garage has 200A service with two 220 plugs out there for a welder and compressor or whatever else you may need to run. The house is true 100A service. It has come a long way since I bought it but sadly the market is not what it used to be so someone is getting a great deal here. I figured I would post it up here since there are a bunch of carguys and everyone likes garage space. ;) The neighbors are great and never had issues with my louder car. Kid and animal friendly neighborhood.

The house is listed for $75,000

I am selling it now for the price listed above. It is my old house because I have moved into the new house.
 
Damn, that is a really nice place for the money. I wish I never bought 6 years ago so I could take advantage of deals like this.
 
Thats a beautiful house! You'd think it would be worth double that price in a better economy.

it is, and it is. lol. i paid $135K for my shack down the street from his. this is a great deal. nice house, nice garage. can't comment on the owner though... :lol:

Thanks. I was lucky enough to be able to get into another place thanks to the market now. But it also is getting me on this end with selling the old place. But it is what it is, and now I have my longterm house so whatever happens to this place (shortsale) will happen. My credit will recover soon enough.
 
The realtor grew up in my area...small world. Good luck with the sale, looks like a great deal for someone.
 
Wow this is the right house with the right stuff in the right area for me!!! It would also be the right price if my job contract didnt end in march :icon_mad: I may have to see if i can pull some strings anyway.

Can't beat the price. Payments would be so cheap you could have a renter and pay next to nothing for your mortgage. :lol:
 
There are some interesting colors!
I bought the place and everything was white . Reminded me too much of the rental houses I lived in back in college. So had to add some color. ;)

that would be my plan. problem is getting the mortgage approved with no *permanent* job.
Gotcha. Yeah that could be tricky unless you could put down a decent deposit. Well best of luck landing something more permanent. I know contract is always iffy.

Check it out. I can answer any questions as well as we did a ton to that place while there. Everything that was fixed/replaced was done better than I found it such as the roof. It was only shingles when I bought it. I discovered a few leaks and found a lot of the usual items missing like flashing and felt paper. I replaced it all with the felt paper, ice dam, drip edge, all flashing where necessary and then the shingles. So we did a complete tearoff and replace when we did it.
