Our realtor said the largest adjustment a seller has accepted that he has seen has been $5,000.
Would you ask for $7-8,000 off and settle with getting $3-5,000 off?

Couldn't hurt to propose the concessions/considerations. If declined; Based on the current agreed deal the house seems to be undervalued to comparable neighborhood homes. This is also assuming the appraised value is talking the same language.
