Looks like my current renters don't feel the need to pay me on time and didn't like my response on get me my money by friday or be out.

So im looking to sell the house or rent it out to ppl who can pay rent on time and not give me a thousand reason why rent cant be paid.

my current loan is a FHA and can be an assumable mortgage which is around 125,000 but would want out of pocket also.

Rent would be 1,200 but can negotiate
