Another Roofing Thread...

I am looking for a roofing contractor to replace my 16 year old roof.

I have already contacted a couple of guys recommended from previous postings and awaiting return calls or estimates.

Local Roofers around me in Troy
Oakes Roofing - 11k to shingle over - 14.5k for complete tear off
Weatherseal - 18k quote
Victors Roofing - 40k - YES, $40,000!!!!!!

Does anyone else have a favorite roofer who travels to Troy?

Sounds like you are getting the same markup in Troy that I get in Grosse Pointe on a couple of those. Looking at your house, I can't imagine an easier roofing job. How many squares is it? I think it is around $100 a square right now for shingles, the rest is labor and profit - but if you have 40 squares, it is $4000 just for shingles. Finding contractors sucks these days. Crazy expensive if you can even get them to show.

The more I look at your estimates, Gary, the more I think you should just get on Oakes schedule for a complete tear off. Make sure you are asking about lead times too.

agreed, that seems a fair price all things considered

I did mine with the help of friends and still cost me ~5k
 
Oaks seems the most reasonable. I'm not really sure why people in MI don't run multiple layers on their house. When I lived in the NYS 2-3 layers was the norm.

I think you're typically allowed only 2 layers. Original + 1. I am sure that varies by municipality, but I think most in SE MI have that rule.
 
This thread makes me a little stressed out.
I can buy a nice GN for the price of what my roof is going to cost.

I think here just having it maxed will burn you when you sell it. Most places only allow two layers max. So in the current housing market it is no big deal, but if it gets slow again, it would for sure depress your value by more than the cost difference.

I do my due diligence when I spend this kind of money.

Roofman was the best price, service and easiest to work
with I found, and I talked to a boatload of companies!

The only one to absolutely avoid is Hanson's.

I got more quotes from:
Mills Siding and Roofing who are local to me and they said $18k for a complete tear off...
Tresnak Roofing - $17,375 again for a complete tear off

I have 42-43 square and was told between $400-$450 per square. The roof pitch is pretty shallow at between 3/12 and 4/12....

Maybe look into Erie metal roofing. Guy down the street had them do theirs. Comparable $$$ to asphalt shingles, 50 year warranty, 2 days, looks like regular shingles.

That was 7 years ago. Mr. Roof did a fine job on two roofs for me.
Roofman wasn't started until after those had been done.

The last roof (3 years ago) Roofman was the clear winner. I would check
both.

Why though? It not less functional? I don't understand everyone wanting to do a tare off all the time. Unless the original shingles are falling apart and there might be wood damage... IDK I am following this thread as I'll need a roof soon, but these prices are pretty much guaranteeing that I end up doing it myself with a few buddys over a few cases of beer.

In Michigan, it's pretty rare not to replace at least some of the roof decking.

I always want the premium synthetic underlayment used.

Old shingles can reap havoc on the new ones.

But, yes, some of those quotes Gary has gotten are scary!

It's like buying a used car with tires near the wear marks vs. buying a used car with newer tires.
