1 Acre of Property in St. Clair County on Gratiot $4000

GOING ONCE....GOING TWICE $3200 BUYS IT CASH !!!


I have a 1 acre parcel of property located in St. Clair County on Gratiot. I paid $22500 for it in 1999, and since then I paid $3900 for a well, $6500 for fill dirt, $3000 for (2) culverts and sand for the septic, permits, etc. Anyway, I have come into a situation where I need the cash by this weekend. I had the propert sold on land contract in 2008 for $27,000 but it feel through after a year. The property is located on the south side of the road between Bartlett and Wadhams. I believe the road frontage is right around 230 feet. So heres the deal

Right now I owe $1480 in taxes. I don't have the cash to pay them. $480 of them have to be paid by the end of the month to avoid penalties, and the other $1000 has to be paid by March 1st 2012.
So.....
$4,000 cash in hand and I will sign the Quit Deed over to you...and you pay the taxes.

Cash talks....I HAVE TO SELL THIS PROPERTY BY FRIDAY!!! PLEASE HELP!
MAY TAKE A PARTIAL TRADE ON SOMETHING....BUT NEED SOME CASH.

Also, if you have a cheap car or any guns would take them on partial trades. Really if you are even slightly interested in the property we can work something out with anything of value.

well, it doesnt have an address yet because it is vacant property. If you are leaving Marysville heading towards Richmond it will be on your left hand side not long after you pass the B & T Electric buisiness. Not sure how it is zoned. I found a good picture of it on Google maps...they have it as approxamite address of 5648 Gratiot. St. clair Township, mi. I know I had pulled all the permits for a 1650 SQ manufactured home with a 2.5 attached garage with no problems. St. clair county gives it an ID of 1: Parcel

how is it zoned?

I have had a few people with this question. i would think it is just standard residential, as it is in between to nice houses and all the neighbors are houses, although there is a small business not too far down the street, so you might be able to get it rezoned if you needed to, but you would have to talk to St. Clair County....the guy you would need to talk to is Brian, he would be able to tell you your options.

and please dont think you are going to offend me with an offer.........worst I can say is no, but again....it has to go by this Friday, or Monday morning at the very latest.

I hate to keep beating this to death.......but I am in desperate need of cash by Monday the 7th. So bring all offers. Got a cheap car, truck, bike, guns, jewlery, watches, etc? I really need to come up with about $2000 by monday, but something is better than nothing. I have the deed in hand with no leins on it other than the back taxes owed. This really is a steal, even if you just wanted to hang on to it for a few years and triple your money. Please call me anytime to discuss 586-610-3434

Are there any liens on the property beside the taxes? Are the taxes for property taxes or placed by the IRS for income taxes?
Do you own any other property that has an IRS lien against (lien against one parcel owned by a person is a lien against all property).

Does anyone else have an ownership interest in the property? Will I be a co-owner with another?
 
I own the property free and clear. The only thing that is owed is the taxes. I don't have anything with a lien against it. They are property taxes and not anything to do with the IRS.

yeah.....i got an offer from the nieghbor today.....might have to take it on Monday if no one else comes through. I know times are tough. I put it on here hoping that someone might want to make a partial trade and sit on the property for a couple years and make some money. Plus right now I dont have anything other than my cobra, which is sitting in the garage with 8,000 miles on it, so I could use a cheap car or truck to drive. Might have to break down and throw the cobra on ebay......hope it doesnt come to that. lol.
 
To be honest, I am not too sure someone would hand over the cash without having an attorney ( or someone capable ) be sure that there are no liens against the property.

I agree.......anyone interested can go to the title company with me monday morning if they wish. I am not sure of any other way of doing a lein search. I do know that I can pull up the St. Clair County website and show that I am the Deed Holder, along with the original Deed that I have in my hand. Also, the County website shows exactly what the taxes are, and from what year they are from.

Haven't been on the website in a while but it USED to show back taxes owed or lein holders on the property. I looked into it when I was looking at property.
 
Yeah, I think the site lists everyone with interest in the property. I am the only one that the County lists. Anyway, one way or the other I need to sell it by tomorrow morning.
