Been thinking of listing it on the market with a realitor but figured I would let some car buddies get a crack at it first without all the realitor mumbo jumbo.

I purchased this house 2 years ago almost to the day and it is just under 1300 SQ feet solid red brick ranch, 3 bedroom, 2 bath, with large 2.5 car garage, renovated 80 %, sanded and finished wood floors in livingroom and all 3 bedrooms, new ceramic flooring in kitched with breakfast nook, new paint throughout, diningroom is part of living room, natural wood fireplace, Walside windows and all the pane's have been replaced with 35 year warranty, newer dimentional roof on house and garage, centeral air with high effiency furnace, 50 gallon water tank, repiped in copper, drains recently cleaned by professional plumber, basement is not fully finished and has never flooded, garage is wired with 110, large lot 180' deep by 100' wide, no fencing on west side of property but neighbors are cool and actually they have a 1975 project Corvette they are working on, neighborhood is good as I keep up with all of the neighbors and yea there are a few rentals in the area but no crime.

Last I checked with a realitor, they said it would sell for $75,000.

PM an offer an lets get someone in another great home!

Pictures available upon request and showings can be arraiged.

I own this property 100%, no back taxes or leans to deal with!

Thought about it a few times and still undecided since I have never been a landlord before and I've heard horror stories throughout the years.

NOTE: chatted with a realitor today, they are saying list it for 100K since home sales are up, at my price you would be walking in to equity!

Prices have shot up pretty good. I got in at 78k during the late spring. You cant find a house in my neighborhood now for less than 90k.

Damn that was quick. The nice ones go fast, crappy ones sit forever. When I was house shopping, I didnt bother to look at stuff that was listed more than a week.

I hear ya, looked at houses for 7 months before I came across this one. A lot of the ones I wanted to look at where discusting. Most of the time I would just get a wiff and run away!
