Need recommendation on getting a garage built

Probably electrical, I just got a quote from miller garage and they quoted me 12k, which seemed like a lot for a 1.5 with no electric. Wanna get a few more prices
 
Why aren't you putting the biggest one you can on your lot?

my house already has a 3 car attached, I don't think I can swing a huge outbuilding with the city. Law already says i cant have 2 separate garages. But I can build a shed, just not sure how big of a "shed" will slip past them

I am in the exact same boat. Currently have 3 car attached, cannot build another Outbuilding classified as a Garage, but I can build a "Permanent Shed". The classification of a "Shed" is a big grey area. I am now on our association board and I have got approval to build a nice sized shed but nobody can confirm shed maximum. I have a good yard to put a decent one up. I think I can get away with something like 18' x 20' but would have to match my brick house and be on a slab. Not cheap

Easier to beg for forgiveness then to ask for permission...
 
In my sub, one guy went around suing everyone who built, or was in the process of building a second garage which didn't conform exactly to the subdivision rules.

We could do it. Just spoke to our builder/owner & he said 120sq ft (10'x12') is typically the largest you can build without a permit. But we could do it for you.

smh... No Sorry.... wrong .....You Will need to pull a permit.... DO NOT DEAL with any builder that says you dont need one .... or wants you to pull the permit for them as a (homeowner)

Check with your city on zoning regulations. Every city is different.

I assume the 1.5 you had quoted is either a 15 x 20 or 16 x 22. $12k sounds in the ballpark: $4k for the foundation & concrete, $4k for materials, $4k for labor/permits/waste removal/etc. Miller has been building garages for decades and has it down to a science.

Also in Troy, your maximum outbuilding squarefoot space is totally based on how much living space you have.

Check your building department, they are not all the same. I could go up to 200sft without a permit.....thus my shed is 10x20. Also my total outbuilding square footage is based on lot size, not house size.
