Hi all,
I wanted to send a heads up let about M1 Concourse, a new project that is coming to Pontiac on Woodward Ave. It will include 325+ car condominiums that are private and secure and will have size options ranging from 2 to 50 cars. Think of them as a giant Man (or Woman) Caves for your cars that you can deck out however you want. The property will also include a test track, 40,000 sq. ft. event center, and outdoor exhibition space.

Haven't updated this thread since we started I figured I would share an update on the project.

M1 Concourse is $40 million car enthusiast’s destination in Pontiac (on Woodward just North of Bloomfield Hills).The development will consist of 250+ Private Garages, 1.5-mile Performance Track and an experiential retail/commercial destination open to the public on an 87-acre historic General Motors site.

The phase one Private Garages include 26 units with 600 square feet of space, enough for two vehicles on the floor and 54 units with about 1,200 square feet of space, enough for four to five vehicles. The garages are private and secure, come finished with drywall, electricity, lighting, HVAC, concrete floors and plumbing. The garages allow for flexible loft space for the ultimate personalized environment. The units start at $110,000.

We have sold over 40 of the first 80 garages since sales started 4 weeks ago. The first phase garages include founding member privileges: a one-year complimentary membership in the M1 Motorsports Club, VIP event access and the choice of the most desirable units, such as those overlooking the performance track.

I would not give them a dime until the track , roads , water &, power, are in
 
Their main picture looks like a HotWheels diorama...I'm not too convinced it'll go anywhere. Plus, think of the liability (personal injury, theft, collisions, etc) and the zoning issues, along with the noise complaints from that track. Seems like a good idea for a college course project, but not something that will be practical in real life.

I know they own the land now. I'm still a bit skeptical that it will all happen but they're making progress in some manner in any case.

It's in Pontiac, there isn't much around to complain about noise. I would think they could get by with a higher DB limit than Waterford Hills even.
 
My boss is looking at getting a space, I am kicking it around as well assuming his experience goes smoothly.

I have been working on this project for the last two years with the founder. We have sold over 40 of the first 80 garages since sales started 4 weeks ago. As regards to some of the questions you have. All of the garage payments go to Comerica Bank in an escrow account until we have sold 80 units. If we do not sell 80 units in six months all the money will be returned to the buyers. In the first phase we guarantee the 80 units, the track, security, all utilities and roads.

Martyn Thake of Motorsports Consulting Services (http://motorsportsconsultants.com/Overview.html) designed the track. We are building this track to be as safe as possible.

The main picture on our website is a 1/24th scale model that we had constructed to show buyers on how they can build out their unit.

The site has been rezoned as a Mixed-Use Development. We have already went through public hearings and the track has been approved.

The concept exists around the country in Minneapolis, Denver, Chicago, and Kansas City to name a few. The largest one is Automotorplex outside Minneapolis that is sold out with 146 units.

If you have any more questions feel free to ask. We have invested a lot of time and money in making this a reality. We are both car nuts and though this was a great oppurtunity to bring the whole Metro Detroit car scene together. We have some big announcements coming just after the new year.

I talked with them at a event last month. I think one unit was around 150k, and for that $ you get a shell with power and heat, water and sewer, you are responsible for the build out. Then there's essentially condo fees on top of that. You get guaranteed track time per month, and I'm sure there are additional fees after all of that. It sounds similar to what other Motorsports country clubs are doing elsewhere. It seems like the first buyer will eat a good chunknof cost and you'll likely get a better deal buying a built setup a few years down the road. I think it's a sweet idea, especially since I drive right past it on my way to work everyday, but it's not something I can see having the $$$ for.

There's a bunch around there actually. Unlike Detroit, most of the houses in the immediately surrounding area appears inhabited. There are residential neighborhoods on 2 of the 3 sides, and Woodward on the third (aside from about 300' on the north side, it's a triangle).
It's a common mistake to compare the burned out hole that is Detroit with a significantly populated city of Pantykrack

All that said, there are two railroad crossings that border the property, i don't think anybody would have a basis for arguing over some squealing tires and roaring engines compared to the train horn blasts that i can hear from my 4th floor office 1/2 mile north of Widetrack.. or the gunshots that I have occasionally heard on the way to/from work.
 
The idea works in other places. I can't forecast how many people would be up for spending that kind of money to keep nice things in Pontiac. The houses that surround that block are $15-50k for a reason.

My personal advice would be to skip building a 1.5 mile road course and find an attractive alternative use for the space. Would be better off making it a large spectator-friendly drag strip. I can only speak for myself, but 1.5 miles is not enough track to really enjoy. Tight, short tracks are very good for overheating large, modern sports cars. Totally fine if you have a something like a Lotus or a Radical, but I suspect that doesn't cover most people in this area.
 
They stole the trophies from redbull, what makes everyone think their prized cars and hig dollar tools are safe? Looks like a one stop shop for the car thieves in detroit.

Was it considered unpaid advertising? Just wondering.......
